How long has the Property been on the Market?
If the seller tells you that the property has been on the market for a long time then it is not the end of the world. If you like the property you just need to dig deeper to find out why. When a property has been on the market for a while the vendor is going to be more receptive to a lower offer so this could be a good opportunity for you.
Have you had any Problems in the area?
Ask the vendor if there have been any disturbances in the area where the property is located. Have they had any disputes with their neighbours? Again you are relying on the honesty of the seller here. Go online and check the crime statistics for the area.
What will be included in the Sale?
Quite often a vendor will be willing to leave certain items behind as part of the deal. This can include furniture, curtains and carpets and various appliances. It is important that you know what the vendor will leave behind so that you can assess if these hold any value for you or not.
What have you enjoyed the most about living here?
This is a question that almost nobody asks when they are buying a property. If the seller is willing to share their experiences with you it will be easier for you to visiualise living in the property.
How fast is the Internet Access?
Everyone has Internet access these days and in some locations it is not possible to obtain the fastest Internet speeds for various reasons. If fast Internet access is important to you then you must ask this question.
Is the Property Insulated?
Find out if the property has been properly insulated and when this was done. You can also ask about the average cost of heating the property and the average cost of utilities such as gas and electric bills.
