    Property Investment Opportunities For HNWI and Sophisticated Investors

    We work with busy HNWI and Sophisticated Investors, who are either seeking to build a profitable property portfolio of cash-flowing investments or want to make additional cash by leveraging professional investors like CPG. Our aim is to help build wealth and empower lives.

    Here at CPG, we source profitable property investment and land projects for ourselves and our customers. There are two main investment types;

    1. Loan Agreements based on a fixed 1, 2 or 3 year term. Shorter term loans can also be arranged.
    2. Joint Ventures, where the profit, equity and or cashflow are split at an agreed level. Generally, CPG is the ‘Managing Partner’ and the customer is the ‘Funding Partner’.

    For Financial Conduct Authority PS 13/3 compliance, all potential customers will need to provide evidence of their status as a HNWI or SI before any discussions of specific projects can take place. Only once proof has been obtained will details be shared. The client must also be in agreement that CPG are authorised to hold this information for FCA audit purposes.

    Additional Information - Loan Agreements and Joint Ventures

    Loan Agreements – What are the loan timescale options?
    Typically, your capital is held for an agreed 12, 24 or 36 month period as per individually agreed timescales, and repaid on the relevant anniversary of your start date, with the agreed return. Shorter and longer options are also potentially available.

    Loan Agreements – How much is the rate of return?
    The rate of return on your sum invested is agreed between the parties, before any agreement is finalised. Example rates which have been offered in the past are between 6% and 12%.

    Loan Agreements – How safe is your money?
    Your capital and the return you will receive are both protected by a legal agreement that both parties sign, which is subject to English Law. You receive your original capital back in full, plus the agreed return on the capital, at term. Repayment is a firm contractual obligation.

    Joint Venture Opportunities
    For qualifying investors we are able to partner on a Joint Venture basis, which is a share of the risk and reward of the project. These are generally equity investments and potential returns are paid out at the end of the development. Your money is at risk and we would therefore advocate doing as much due diligence as possible, on any introduced opportunities.

    Qualification Requirements

    How to Qualify to Receive our Property Investment Opportunities?

    Qualification is very regulated by the Financial Conduct Authority.  You must therefore prove to us that you are either a High Net Worth Individual, a Sophisticated Investor or Professional Client before any property investment opportunities can be shared with you.

    The criteria for qualification, as set out by the FCA, is below for your reference;

    1) High Net Worth Individuals. A high net worth individual is defined as somebody who earns more than £100,000 per annum or has more than £250,000 in assets (excluding their own home, their pension and insurances).

    HIGH NET WORTH INVESTOR STATEMENT

    I make this statement so that I can receive promotional communications which are exempt from the restriction on promotion of non-mainstream pooled investments. The exemption relates to certified high net worth investors and I declare that I qualify as such because at least one of the following applies to me:

    – I had, throughout the financial year immediately preceding the date below, an annual income to the value of £100,000 or more. Annual income for these purposes does not include money withdrawn from my pension savings (except where the withdrawals are used directly for income in retirement).

    – I held, throughout the financial year immediately preceding the date below, net assets to the value of £250,000 or more. Net assets for these purposes do not include:

    1. (a)

    the property which is my primary residence or any money raised through a loan secured on that property; or

    2. (b)

    any rights of mine under a qualifying contract of insurance; or

    3. (c)

    any benefits (in the form of pensions or otherwise) which are payable on the termination of my service or on my death or retirement and to which I am (or my dependants are), or may be, entitled; or

    4. (d)

    any withdrawals from my pension savings (except where the withdrawals are used directly for income in retirement).

    I accept that the investments to which the promotions will relate may expose me to a significant risk of losing all of the money or other property invested. I am aware that it is open to me to seek advice from an authorised person who specialises in advising on non-mainstream pooled investments.

    2) Sophisticated Investor. Those who have extensive investment experience and knowledge of complex instruments, who are better able to understand and evaluate the risks and potential rewards of unusual, complex and / or illiquid investments.

    SELF-CERTIFIED SOPHISTICATED INVESTOR STATEMENT

    I declare that I am a self-certified sophisticated investor for the purposes of the restriction on promotion of non-mainstream pooled investments. I understand that this means:

    1. (i)

    I can receive promotional communications made by a person who is authorised by the Financial Conduct Authority which relate to investment activity in non-mainstream pooled investments;

    2. (ii)

    the investments to which the promotions will relate may expose me to a significant risk of losing all of the property invested.

    I am a self-certified sophisticated investor because at least one of the following applies:

    1. (a)

    I am a member of a network or syndicate of business angels and have been so for at least the last six months prior to the date below;

    2. (b)

    I have made more than one investment in an unlisted company in the two years prior to the date below;

    3. (c)

    I am working, or have worked in the two years prior to the date below, in a professional capacity in the private equity sector, or in the provision of finance for small and medium enterprises;

    4. (d)

    I am currently, or have been in the two years prior to the date below, a director of a company with an annual turnover of at least £1 million.

    I accept that the investments to which the promotions will relate may expose me to a significant risk of losing all of the money or other property invested. I am aware that it is open to me seek advice from someone who specialises in advising on non-mainstream pooled investments.

    3) Professional Clients. Certain corporate bodies, charities and investment professionals can invest as long as they meet certain criteria.
