Selling A House Without An Agent

selling a house without an agentHave you ever wondered how to sell your house without an estate agent? It is something that a lot of home owners think about because it is expensive to get an estate agent involved. They will take a hefty commission when you sell your home.

Selling a house without an estate agent is certainly possible if you are prepared to put in the time and effort required to do this properly. There are a number of things that you need to take into consideration to sell a house without an agent and we have provided these for you below.

Selling a House without an Agent – Obtain a Valuation

You need an accurate valuation of your property to have the best chance of selling it for the right price. If you value your house too high then you are likely to get very few enquiries (if any). A low valuation is likely to generate a lot of enquiries and you can end up selling your property for less than it is worth.

One of the best ways to value your home properly is to find out what similar properties are selling for in your area. You can easily check this by going to the Zoopla website and browsing properties for sale in your location.

The Yopa estate agents have a free online valuation tool that you can use without committing the sale to them. Do a search in Google and find other online estate agents that offer this feature. Please bear in mind that any online valuation is unlikely to be 100% accurate but it shouldn’t be too far off and will give you a good idea of the value of your home.

Advertising Methods to sell your House without an Agent

You need to get the word out that you want to sell your home. There are some free websites that you can use to do this such as House Ladder and Property Sell. These websites get a lot of exposure online.

It is essential that you make the effort to provide an enticing description for your property and take high quality photographs of it for your ads. The more time that you spend on this the better your response should be.

Be sure to advertise your home for sale at any stores that you use that have a noticeboard. Many of the stores will allow you to advertise your property on a card or flyer for free. Check out your local newspaper as you should be able to advertise your house for sale there for a low cost.

Can I Sell my House without an Estate Agent – Use Yopa

Yopa are an estate agent but the difference is that they charge a low fixed fee to sell your property. They use a range of different website to advertise your property for sale which include Prime Location, Zoopla and Rightmove.

You will get a free valuation from Yopa and they will create a floorplan for you and take high quality photographs to sell your house.
